Rocque Bay

Rocque Bay luxury apartments were constructed on the site of the former Shakespeare Hotel, in St Clement, Jersey.

The four storey apartment block includes an underground car park, and 14 luxury apartments of which four are duplex style apartments on the top two floors.

Etec Associates were able to design out the need for a mechanised smoke extract system to the underground car park by ensuring that the entrance gate and ceiling skylight/vent had suitable free area for cross ventilation, thus complying with British Standards for smoke ventilation.  This also negated the need for secondary power supplies to the life safety smoke extract fans.

In addition Etec were employed to carry out CFD modelling to demonstrate to the Building Control Officer that the “open plan” two storey apartments would be fire strategy compliant with localised domestic sprinklers.  This allowed the client to market the apartments in the intended style with an “open” staircase between the floors.
